IMPORTANT HOUSE RULES AND BOOKING POLICIES:
* Check-in: 3:00pm. Checkout: 11:00am
* No parties/events/commercial use of the property. Unauthorized parties/events/commercial use of the property will result in immediate eviction without a refund.
* No amplified sound is permitted outside at any hour.
* Quiet Hours: 10pm - 8am. If you are disturbing the neighborhood and do not quiet down with a warning, your reservation will be terminated without a refund.
* Parking: Parking is permitted directly on the driveway. The garage is not available to guests. No parking is permitted on the street. There is room for up to 4 cars parked on the driveway.
* No more than 10 adults are permitted to stay overnight (this does not include children under 3) If you plan to have additional daytime visitors during your stay, you must check with us first. Unauthorized guest counts of more than 10 guests on the property will result in eviction without a refund.
* No smoking inside the house. Cigarettes must be properly disposed of inside a safe receptacle. Indoor smoking and unauthorized pets may result in a penalty fee of up to $300.
* The renter takes full responsibility for using the fire pit, spa, and grill safely and uses these at their own risk. Children under the age of 18 must have a parent/guardian present at all times. Children under the age of 18 are not permitted to use the spa, fire pit, or grill without their parent/guardian present. Tampering/disabling/obstructing outdoor security cameras will result in eviction without a refund.
* Lost Items: If a guest loses/takes house remotes (awning remote & spa remote) guest will pay a $350 fine.
* Spa Cover: A spa safety cover is provided on the property for guest use. For safety, guests should always place the spa cover over the spa when it is not in use. Guest assumes all responsibility for risk associated with not placing the cover over the spa when not in use.
* If there is an issue that needs assistance during your stay, guests will allow Edinburg Estate at least 24 hours to address the issue and 48 hours for a solution.
* Landscaper/pool/ service may quickly stop by during your stay to tend to the pool/property to keep it pristine.
* Damages: If you or your guests cause damage to the property or furnishings, you will be responsible for the cost of the needed repairs/replacements.
* In compliance with local regulations, we require a 30 day minimum rental contract. While discouraged, contract may be terminated early with at least 5 days advance notice before early termination date. Rent is due in advance each week, plus a $1500 refundable damage deposit due before check-in. Online reservations and payments for less than 30 days only cover the initial week(s) rent. If you do not sign a 30-day minimum rental contract, your booking will be canceled for a full refund.
