Sleeps 6 persons. A bright and contemporary 3 bed duplex apartment in a very central location, just off the Meadows and within 5-10 mins walk of the Old Town. Benefits from a spacious combined living / dining room and useful desk / study area. There are 3 good sized bedrooms (2 king size beds plus 2 single beds). The kitchen has just been refurbished too (July 2017). A family bathroom, en-suite shower room and extra cloakroom (with washer and dryer). Perfect for families or larger groups. Wifi and TV.
The Space
You will have exclusive use of this spacious, comfortable and flexible 3 bed apartment (some 1270 sq ft) which provides a calm and relaxed space for visiting families or groups of friends. The apartment is set out on ground and 1st floor levels with a lovely living room, brand new kitchen (July 2017), 3 good sized bedrooms, 2 with kingsize beds and 1 with single bed (or can become a compact twin room (please see photos). Also benefits from 2 bathrooms (one which is en-suite) and an additional cloakroom (with washer and dryer).
Carparking
The closest 'free and unrestricted street parking' is on St Albans Road or Fountainhall Road, just 10-15 mins walk from the apartment. Otherwise, you can park for free outside the apartment during certain hours, i.e. Fridays from 17.30 through to Monday morning 08:30 and every night from 17:30 to 08:30.
Guest access
Guests have exclusive use of the whole apartment. Check-in - from 3pm on the day your arrival, although we will try to accommodate an earlier check-in time if requested. Check-out - we would kindly ask that guests depart before 11am. The cleaner will arrive at 11:00 on the day of your departure.

The apartment is professionally prepared and managed by Jason and Kathryn and of The Festival Partnership. We generally meet guests at the apartment, but there is also a convenient key box that guests can 'self check in' (in fact a lot of guests prefer this!). During your stay, our first class hospitality team are available to answer any questions and provide support.

The apartment is blessed by being in a quiet yet very central location, close to the many Southside festival venues (i.e. Summerhall is just 3 mins walk) and only 10-15 mins parkland walk into Edinburgh's historic Old Town. Most visitors will enjoy all the sights by foot (the best way in our opinion) or just hop on one of the many tourist sightseeing buses. There are plenty of quality restaurants, bars and lively cafe scene on your doorstep and the local Sainsbury Metro is just 2 minutes walk! For parents, there is a big childrens playground just 3-4 minutes walk, perfect for keeping the young ones happy. CAR PARKING Free street parking all day Saturday and Sunday and from 17:30 to 08:30 (Monday to Friday).
