The maximum number of adults is 5 persons as we have 2 kings and a single, bed, plus could accommodate an infant (if you can bring your own travel cot) so a total of 6 persons in total including an infant.
Set over two floors with amazing spacious rooms and fast 100Mb/s fibre broadband throughout, this property offers ample spacious living space for family/contractor groups to enjoy and offers great open aspect, large sunny lawned garden with decking area and outside table and chairs for 4 persons.
NOTE: Unlike many serviced accommodation we have central heating controlled by room thermostat 100% guest controlled to maintain a cosy temperature, NOT ones which switch off after 2 hours so places can get very cold when going out of the place for a few hours or every night.

From entering the front door:
1st door to left: Spacious bright lounge with large window to the front to allow light to flood in, wall mounted electric. With comfortable leather 3 and 2 seater sofas, coffee tables, brand new 40" Hisence smart TV with NETFLIX, etc for relaxing evenings in
Straight on:
Fully equipped bright, spacious family kitchen diner with brand new washing machine, dishwasher, full-size fridge/freezer. Loads of built-in storage cupboards. Dining table to seat 4.
Door from kitchen to:
Large lawned back garden with really sunny aspect. Mowed/tidied fortnightly by our gardener.
Upstairs:
Bathroom: Clean, crisp and modern newly fitted bathroom with mains fed rainfall power shower over deep bathtub, wash hand basin, wc, towel rad, and enough fluffy clean towels for everyone.
Bed 1: Spacious front bedroom - King bed with brand new Silentnight Zone 3 memory foam mattress, bedside cab/lamps, built-in clothes storage.
Bed2: Spacious back bedroom with unoverlooked aspect. King bed with brand new Silentnight Zone 3 memory foam mattress, bedside cab/lamps, built-in clothes storage.
Bed3: Single room with large storage cupboard.
More storage under the stairs cupboard and upper landing hallway cupboard.
Outside:
There is driveway parking plus ample free on-street parking right in front of the property.
The immediate neighbourhood
In a really quiet street yet less than 15 minutes drive to the beautiful seafront; beaches & parks, bars, and restaurants, etc. Newcastle and Sunderland a short 15-20 minutes or so drive or similar on public transport.
Ample shops nearby, local mini supermarkets open till late, Boldon ASDA is a 2 minutes drive away.

Guest access
Only persons included in the booking allowed into the apartment unless related to care etc which can be discussed on booking. Guests have access to the whole place but bedrooms will be locked off for smaller groups.

General: Guests need to agree to our T&Cs on our Dwellcome Home website.
All guests get my personalised guide to the area to ensure that you get the most out of your trip.
Guest type: The property is strictly not for events/parties (unless by agreement with myself), or for guests who will not respect my neighbours, specifically in terms of noise. Strictly no events (I.e. photoshoots, etc unless by prior agreement). I have lovely neighbours who help me with the property and are my friends. Please do not book if you are not confident that the whole occupants will keep to this throughout your stay. If there are noise/antisocial issues guests will be removed.
Entry: Strictly only persons booked into the property are allowed in unless by agreement with myself.
Check-in: Please note we use a self-check-in service which allows a good level of check-in for guests arriving late. Although I do try to meet guests whenever possible please note it is not policy to greet guests on arrival but I always ask guests to contact me once they are into the place and to confirm that everything is to their satisfaction.
Dog Policy: As South Tyneside is renowned for its beautiful beaches it is a dog lovers haven. Well-behaved dogs welcome but definitely not allowed onto the chairs/sofas or upstairs/in bedrooms. Please contact me before booking if you have dogs to provide assurance that house rules will be followed. A nominal fee of £10 per stay per dog is charged to cover additional cleaning work to ensure all dog hairs are removed by our cleaning professionals prior to next guests arriving.
