Welcome to River Haven. We have 6 bedrooms total, with 4 king beds in 4 rooms. Also 8 other traditional beds (2 queens, 1 full, 3 twins, 2 sofabeds), 4 air mattresses & 6 plush, sleepable beanbags.
There's also a 9-seater hot tub with waterfall and jets; an 86-inch-screen theater; a gas fireplace; an extensive recreation room w billiards, pingpong, foosball, air hockey, 4500-game arcade, home gym, and elliptical; a spacious furnished balcony; and views of a river & the UGA golf course.
Sleeping arrangements:
6 bedrooms total, with 4 king beds in 4 separate rooms. 12 beds + 4 air mattresses + 6 Yogibos in all. You don't have to use all of them. This home is wondrous for a small group or a large one.

You will have access to the entire space, except attic and storage closets.
Please drive with INCREDIBLE care on Riverbend Pkwy. We count on you to keep yourselves and our neighbors safe. There are short lines of sight around bends and hills, and children play in the street.
The Retreat is a tranquil property in a nice neighborhood. Out of respect for our wonderful neighbors, please keep outdoor noises low.
WILD PARTIES:
Responsible gatherings are permitted and encouraged, but wild parties are not allowed. Any guest who hosts or allows an event/party without prior approval will incur a fine equal to the whole cost of their booking and their booking will be immediately terminated without refund.
REGULAR GATHERINGS/EVENTS:
We genuinely appreciate responsible gatherings and are usually delighted to host them! Game nights, wedding rehearsals, team retreats, family reunions, and more... So long as your planned party or event doesn't involve outdoor noise or any rule violations, only includes the guests you initially book for, and is unlikely to disturb our neighbors, it is automatically approved. No need to seek prior permission in such cases. Please feel free to reach out to us and ask if you are not sure.
The 9-seater hot tub (with 75" smart TV beside it) is amazing. 95 degrees tends to be a good setting for long soaks in cool weather, or 104 for short ones. Please set it however you like.
If you're looking for a single-night booking on a weekend, please message us to inquire, as the calendar will not allow it to be booked automatically.
House Rules:
(1) Please drive with INCREDIBLE care on Riverbend Pkwy.
► There are CHILDREN playing in the street.
► You cannot see around the bends.
(2) This is a quiet neighborhood. Please keep sound at a level that does not disturb our wonderful neighbors.
► Avoid singing/playing music outdoors.
► In both daytime and nighttime hours, keep all outdoor sounds no louder than normal polite conversation (volume setting 25 on outdoor TVs).
► After sundown, no sounds may be audible past the edge of the neighbor's driveway.
(3) Volume is tracked by NoiseAware devices.
► They act like thermometers for sound.
► They don’t record sound or conversation.
► They report decibel levels ONLY.
(4) Everyone present must follow the house rules and all posted rules (such as the safety rules posted by the hot tub).
► You assume all risk and responsibility for anyone you allow to be present.
(5) Before holding a party or event, or admitting more than four unregistered guests, please get our advance permission through messaging on the booking platform.
► The property’s entrances have outward-facing cameras.
► For overnight guests beyond the original number you book for, please get permission from us in advance through messaging on the booking platform. For each such guest, there is an extra fee of $65 per night of your booking.
► Tax and your booking platform's service fee may also be charged for any extra fee.
(6) No trespassing allowed on any neighbor’s property. This includes the sloped areas and riverside areas behind neighbors’ houses.
(7) Please park in the driveway, but not on the street.
(8) Check-out is at 10 am.
► You'll have a 30-minute grace period.
► At 10:30 am, and each ten minutes after, a $150 late checkout fee accrues.
(9) If you encounter any problem during your stay, please let us know asap through messaging on the booking platform.
(10) Within 12 hours of placing of your booking, please do one of the following:
— (a) confirm with us through messaging on the booking platform that you’ve read and accept these House Rules; or
— (b) cancel your booking.

If bringing pets (otherwise, no need to read):
1st pet: $125 fee. **This may ALREADY have been paid inside your charge for "Rent" or "Pet Fee" at checkout.** If you are not sure if it has been, please ask us. If it is not already included, then this fee is separately due for pet #1.
Extra pets: $50 fee each.
Any pet fee doubles if not paid before pet's arrival.
You agree to cover:
-any pet-related damages
-our expense in removing live fleas/ticks if found indoors after your visit
Pets must:
-not be left alone, except in crates or the bathroom beside main kitchen
-not bark repeatedly outside; please immediately bring inside any noisy pet
-be up to date on their flea-&-tick treatment
-be leashed/carried outdoors
-not enter neighbor's property ($200 fee)
Please leave the provided couch/chair/beanbag covers on and clean up any pet messes with the spray provided.
No illegal or dangerous breeds, or pets with past violence toward a human.
