Just a heads up: heating the pool or jacuzzi is available for $30 a night. After payment, I'll provide instructions for you to activate the heating, which may take up to 7 hours to warm up.

➤ IMPORTANT NOTE FOR 1 WEEK STAY OR LONGER:
Toilet paper, garbage bags, and basic toiletries will be provided for the guests at the beginning of the stay. It will then be the guest's responsibility to provide for these for the remainder of their stay.
➤ Just a heads up: the guests will have access to the entire unit, but the locked double garage, the Mercedes parked in the front driveway, and the locked master bedroom closet are off-limits.
➤ Availability of free driveway parking for 2 cars.

➤ The property is equipped with both heating and air conditioning; however, we cannot guarantee that you will achieve a comfortable temperature if your preference falls outside the range of approximately 17 to 25 degrees Celsius. Additionally, due to the nature of short-term rentals, where guests may frequently come and go, we cannot promise 100% uptime, as some guests may inadvertently push the systems beyond their capacity, necessitating repairs.

1. Please contact me via Airbnb messenger for any questions.
2. Smoking of any kind is strictly prohibited in the property, including the balcony. ($400 fine for smoke odour removal)
3. Please be cautious of noise, especially after 10pm. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.
4. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third party bookings are not allowed.
5. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary so i can effectively prepare for next guests.
6. Please note check-out time is by 11am and keys must be placed as instructed. We can often accommodate late check-outs if we know in advance, but last minute changes may result in $25 charge per each additional half hour stayed.
7. All bookings require the ID of the individual booking and the disclosure of the full names of all guests.
8. Lost keys/fob is a $300 fee to reimburse time, parts, labor, and administration involved.
9. This home is reserved exclusively for registered guests only. For everyone's safety and to comply with insurance and community regulations, no unregistered or outside guests are allowed at any time during your stay.
SPA AND POOL USE WAIVER AND ASSUMPTION OF RISK AGREEMENT
By booking and/or using the property’s spa or pool, the Guest and all members of their party agree to the following terms:
1. Use at Own Risk: Use of the spa and pool is entirely at the user’s own risk. There is no lifeguard on duty. The Owner, Host, and Property Manager are not responsible for any injuries, accidents, death, illness, or property loss arising from use of the pool or spa.
2. Supervision Required: Children under 18 and non-swimmers must be supervised at all times by a responsible adult.
3. Health Restrictions: Guests with heart conditions, high blood pressure, pregnancy, or other medical concerns should consult a physician before using the spa or pool.
4. Prohibited Activities: No use of the spa or pool is allowed while under the influence of alcohol or drugs. No glass is permitted in the spa/pool area.
5. Proper Use: Guests must shower before entering, avoid excessive use of oils/lotions, and refrain from any actions that could contaminate or damage the water or equipment.
6. Hot Tub Safety: If applicable, limit hot tub use to 15-20 minutes at a time. Water temperature must not exceed 104°F (40°C).
7. Covers & Equipment: If a spa cover is provided, Guests must replace it after use. Do not sit, stand, or place heavy objects on the cover or equipment.
8. Damages: Guests are financially responsible for any damage caused to the spa, pool, equipment, or surrounding area due to misuse or negligence.
9. Waiver & Release of Liability: The Guest, on behalf of themselves, their invitees, and all members of their party, voluntarily assumes all risks associated with spa/pool use and releases, waives, and agrees to hold harmless the Property Owner, Host, Manager, and their agents from any and all claims, demands, damages, or causes of action arising from or related to spa or pool use, including but not limited to injury, illness,ordeath.
