Welcome to our stunning vacation rental in the scenic Fraser, CO 80442! Come make lasting memories in our beautiful home located just minutes from downtown Winter Park and Winter Park Resort. Enjoy winter skiing, tubing, and more plus summer festivals and our summer alpine slide! There's something for everyone to enjoy!
This spacious main level is designed with accessibility in mind, featuring an open-concept layout that’s perfect for groups wishing to spend quality time together. With floor-to-ceiling windows throughout, you can enjoy breathtaking views while cooking and dining. The fully equipped kitchen is ready for your culinary endeavors, stocked with high-quality appliances, dishes, and utensils, making it easy to prepare large meals. Whether you're crafting a Thanksgiving feast or any other culinary delight, our top-notch pots, pans, and additional small appliances—rarely found in rental homes—ensure a seamless cooking experience. Adjacent to the kitchen, a generous dining table comfortably seats up to 12 guests, while the spacious kitchen island provides additional seating for four. The inviting living area features two large sectional sofas, a cozy gas fireplace, and a television, creating a warm and welcoming atmosphere for relaxing evenings. Step outside onto the expansive deck to take in the stunning valley views, stretching all the way to the Winter Park Ski Slopes. Unwind by the fire table under the stars or indulge in a rejuvenating soak in the private hot tub. This level also includes a convenient powder room and a heated double garage. Retreat to the luxurious master king bedroom on this level, complete with a television and a spacious en-suite bathroom for your comfort.
On the upper floor, you'll discover two generously sized king bedrooms, each with its own en-suite bathroom and TV, ensuring privacy and comfort for your guests.
The lower level invites you to explore a king bedroom with a TV and private bathroom, as well as another bedroom featuring a queen bed and a twin bed. Additionally, there’s a third bedroom that includes two twin beds and a queen bed, complete with a full en-suite bathroom. This level also includes a large laundry room for your convenience.
Please note that all bathrooms are equipped with large glass showers; there are no bathtubs in the property.
The kitchen is fully stocked with all the appliances, dishes, and amenities you need to cook large meals for your group. There are also plenty of dishes and utensils. We have included high quality pots and pans as well as additional small appliances that you would not normally have available in a rental home. Creating a huge meal like a Thanksgiving meal with all the fixings is not a problem at our home!
All Winter Park House properties come stocked with a basic starter package of paper towels, toilet paper, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3–4-night supply, guests may purchase additional products locally). Each home is equipped with high-end bed linens and towels.
We kindly remind guests that our maximum capacity is 14 individuals. If more guests are found staying in the home, a $500 fee will apply.

Rental Rules:
1.) Please respect our county wide quiet time hours are 9pm to 7am. Our county does fine for violations and that will be at your expense.
2.) No events of any kind permitted at any time. Violations will result in immediate eviction and $1500 fine.
3.) No outdoor fires are permitted at any time.
4.) No more than our stated allowed number of 4 vehicles total at our home. No on-street parking is allowed at any time. Our HOA does fine, and tow and you will be responsible for any fine incurred.
5.) All of our rentals are non-smoking. By signing this contract, you are stating that you will not smoke in our vacation rentals. You will lose your deposit if evidence of smoke is found once you check out.
6.) You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items.
7.) No boats or trailers are to be parked at our rental properties. Any fines from the homeowner association, as a result of this broken rule, will be charged to the refundable deposit.
