The Marriott Newport Coast is a fractional ownership program, with inventory managed similarly to its hotels. The owners have a right to a size room rather than a specific room and, as such, all the rooms share the same basic decor, floor-plan, and amenities. However, if you do have a floor level or building preference, the guest may make a request with the Marriott.
In regard to the view: about 50% percent of the rooms overlook a nature preserve and golf course - the other half feature views of the Ocean off in the distance (not direct Oceanfront resort). A request can be placed for the distant Ocean view, but cannot be guaranteed.
