(no unauthorized parties) This is a Condo that features a kitchen, spacious living room, 2 bedrooms, and 2 full bathrooms, all to yourself. There are lots of windows with beautiful garden views, providing a bright and airy feel. It is on an acre that has 4 condos total, this being the largest of those suites. The outside area has plenty of places to sit and relax for all tenants. Please keep in mind that you share one wall with other tenants so keep noise level down.
This is a unique property that is about an acre in size. This condo is one of 4. It includes the main kitchen, living room, two bedrooms (one with a Cal King bed & one with Queen bed), 1 dining room areas, and a laundry room. The outside portion is shared and includes a large grass field, gardens, redwoods, and a circular driveway. There is one long term tenant in one of the condos and the rest are short-term tenants.
You will have access to your private suite that includes: 1 dining area, full kitchen, 2 bedrooms, living room, and dining room. The garden and yard will be shared with the other tenants on the property. There is also outdoor tables and chairs if you wish to have dinner outside.

We help homeowners who are not around or don't have the time to manage their property. We pride ourselves on providing a great experience for all of our guests. This is a quiet, well-established neighborhood in Carmichael on a dead end street with almost no traffic. You are close to the beautiful Milagro center that features a bright, airy indoor food court with Mexican food, burgers, poke, sushi, Italian food, gelato & other eats. There are plenty of shopping centers and restaurants in the area. You are about 25-30 minutes to downtown Sacramento. The Sacramento airport is about a 30 minute drive. Arden Fair Mall is about 20 minutes away. You are close to the American River Parkway - William B. Pond Recreation Area. There are several trails nearby including Effie Yeaw Nature Loop Trail and the Ancil Hoffman Loop.
You will need a car to get around or you can use Uber or Lyft. You can walk to the American River. The bike trail is accessible at the end of Arden way.
There are noise level monitor system (Minute) in the home to help keep the sound down for the other tenants. It does not record conversation, it simply measures volume level and sends alerts to us if sound is over 70 decibels. There are motion sensors and camera's installed on the exterior of the property for security of the home and to help prevent unauthorized parties or guest. If you have an unauthorized party in the space we may ask you to leave for breaking the rules.
We are working hard to keep the suite as clean as possible. We have increased our cleaning procedures. We hope to provide a safe, healthy, peaceful, and happy space of guest.
Parking
Please do not park in front of the garage doors that are reserved for the long-term tenants. Please use the circle driveway and don’t block anyone in. Do not park in front of any neighbors homes. Please let us know how many cars you have.
Parties/Noise
In order to respect our quiet neighborhood, and to adhere to the laws in Sacramento County, we do not allow any parties whatsoever in our home.
Noise
We kindly ask that things are kept quiet after 10:00 pm. There are other tenants on the property and they may need to get up early. We wish this to be a relaxing place for all.
Number of Guests
There will be a fee of $25 for each guest over the number booked, unless you discussed with the us, even if the person does not stay the night. This rule is to prevent parties.
Check Out
Check-out is before 11:00 am. There will be a fee of $50/hour for late checkouts.
Restrooms
Please do not flush anything but toilet paper down the toilet.
Smoking
Our home is a non-smoking home, please only smoke outside. It is dangerous to smoke inside and we can't get the smell out for days. If we find ashes from weed or marijuana or the house smells of it, there will be a $200 fine.
Candles
We do not allow candles in the home, this is a fire hazard.
Fireplace
The fireplace is gas and does not need any wood. You will need to light it with the long lighter and turn it on. Please be careful and turn it off when you leave.
Firepit
The firepit uses propane. You may use it but you will need to buy the propane for it. Please do not leave it unattended.
Cleaning
While we do a professional and thorough cleaning between each guest stay, we kindly ask that prior to leaving, place any dishes or kitchenware into the dishwasher, strip the sheets (not the mattress cover), and start a load of towels. This helps us keep the cleaning cost down.
Damage
We understand that accidents happen. We ask that you please let us know when something is broken so that we can replace or repair it. There is stain remover under the sink in the kitchen for the carpet and bedding.
Utilities: Lights / Heating
We kindly ask that you switch off lights and thermostats when leaving the home.
Pets
Pets are not allowed. There are 2 kitties that live on the property so we ask that guests don’t bring any pets, it could stress out the kitties living here.
Furniture
Please do not rearrange furniture. We have had guests rearrange and damage the furniture and the flooring. It is also difficult for our housekeeper to put it back where it belongs.
Security
Please lock all doors and windows if you are not in the suite.
Trash/Recycle
Trash and recycle are behind the gate at the end of the driveway.
Stays over 30 Days
We require our housekeeper to clean every 30 days for stays longer than 30 days. Additional cleaning fee of $125 to be billed to the guest.
