Located in an unbeatable location, close to restaurants, the beach, nightlife, and family-friendly activities. It is extremely central but very quiet. You can wake up in the morning and within a 1 min walk you can jump in the crystal clear sea for a refreshing swim.
Very well appointed, lovely, modern, very comfortable, bright apartment on the first floor of a small block of flats with elevator. Located just behind Spinola Bay in the heart of St Julians offering countless restaurants. Bus, taxi and supermarket are all within a 5-7 min walk. Please note that the apartment has not an open view of the bay.
This flat has a very pleasant, airy and bright atmosphere; it offers 1 spacious bedroom with double bed, and a sofa bed in the living room for one person.
There is a bathroom with bath/shower.
There is an open space fully equipped kitchen with stove, dishwasher, oven, kettle and toaster, and a bright living room with flat screen television and a dining table. The furniture is very well kept and clean.
On the last floor of the building, near the roof door, there's also a washing machine. Guests can use it . There's a switch for it Inside the apartment beside the main door, under the main switch. It has "wash" write on it".

## Neighborhood
St. Julian’s is a seaside town in Malta. It’s known for beaches like Balluta Bay, a rocky stretch with a promenade and restaurants. Bars and nightclubs line the streets of Paceville, an area south of St. George’s Bay Beach. Spinola Bay has traditional fishing boats, plus Spinola Palace, a baroque mansion with a carved clock centrepiece on its facade. Portomaso Bay is home to a marina and luxury boutiques.

Easy access via public buses, taxi, electronic scooters or by footThere is a multi story car park 5 minutes away from the apartment, however on street parking is also available at no cost at all.
There is a taxi service and a bus stop 5 minutes up the road from the apartment so getting around to all the cultural hot spots and beaches is very easy.

Environmental Contribution
As announced in the 2016 Budget, the Government has introduced an Environmental Contribution on stays at all types of accommodation as from June 20th, 2016. The main objective of this Environmental Contribution is to improve quality along the tourism value chain. In fact, all revenue generated from this initiative will be directed solely and exclusively to upgrade and embellish the local infrastructure in touristic areas around the Maltese Islands.The contribution is payable by all tourists who are 18 years or older irrespective of nationality (including locals).
It amounts to €0.50 per person for each night spent on the Maltese Islands at any type of accommodation such as hotels, guesthouses, hostels, resorts, apartments, farmhouses, villas, timeshare and host families, amongst others.
The contribution is capped at a maximum of €5 for each continuous stay.
A heads up that during the nice season ants is a common problem on the island. We do provide ants traps and repellent spray which normally work well, but expect to see some ants during your trip!

Strictly no partying or loud noises. Please do not make too much noise when entering and leaving the flat in the evening and after 11 pm, as to respect our neighbours.
No outsiders allowed in the apartment without written approval, in order not to contravene the police regulations.
The final cleaning fee is intended as check out general cleaning. Keep the place reasonably clean and tidy and leave the kitchen cleaned (no dirty dishes and garbage left over). If not, please note that additional costs may be charged.
The septic system is very effective, however it will clog up if improper material is flushed. Do not flush anything other than toilet paper in the toilet. No feminine products should be flushed at anytime. If that happened and clog the septic system damages may be charged.
Lost keys or getting locked out: Euro 100 per key set for replacement.
For stays above 30 days and above the Client will be responsible for paying bills on top of the agreed Rental fee, at the end of the stay based on Client's real consumption.
Check-in time is from 3pm to Midnight with self check-in.
Any early or late check in must be requested and approved 24h before arrival.
Early has an extra cost and subject to availability:
From 12 noon to 3pm: €10 ( €15 on weekends)
No check-in after MIDNIGHT, except for agreement made previously.
