The Cote is hidden away behind a delightful private walled courtyard, enter via the side patio doors that lead you into the beautiful open-plan living area. The sitting area has exposed old oak beams with a wooden floor. The dining area provides seating for six. At the far end of the 32ft room is the fully equipped farmhouse-style kitchen. Two steps lead up to a small galleried landing where you will find the two spacious bedrooms, both with en-suites and rear doors. Sandy Beaches are within a short drive (nearest 2 miles). Sailing, golf, fishing, riding, shops, restaurants and pubs are within 2 miles (Ryde). Seaview 3 miles.

• Please be aware that Little Upton is a working farm in a rural environment. Therefore please exercise appropriate care and caution outside of your holiday cottage, for your safety and enjoyment
• In particular we would ask that you appropriately supervise children to ensure that they are not venturing into areas or activities that they should not.
• Being on a farm, in a rural location, you will see various wildlife - some common and some less so, like the Sea Eagle which you may have seen has recently been introduced to the Island.
• Guests are responsible for all damage to the cottage during their stay that is beyond normal wear and tear.
• We understand that accidents happen however, so if break a plate or lose a key, please let us know so we can replace it for you or future guests.
• We do not expect you to clean the cottage before you leave, but do want you to leave it neat and undamaged as you would hope someone would leave your home please.
• Quiet hours are between 10pm and 8am
