Villa Marnia is a delightful villa with adjacent annex. The surrounding woods provide a lovely backdrop to the very relaxed private location. Access to the property is via a partially paved but well-maintained road (700 meters long), which leads to the automatic entrance gate at the end of the cypress-lined driveway. There is plenty of outdoor parking space.
The main building (240 m²) and the separate independent guesthouse (65 m²) are located on 3,000 square meters of enclosed garden. The green space is characterized by centuries-old trees and an ancient well behind the main building. The outdoor dining table for 6/8 people is ideal for tasty alfresco meals. Also at guests’ disposal is a private swimming pool (5x10m), which is slightly raised in comparison to the villa and is accessible by a small flight of stairs. The pool lounge is equipped with sunbeds, parasols, and a small gazebo perfect for fun and relaxation during the spring and summer months.
Villa Marnia is located in the municipality of Reggello, an area that boasts a rich artistic and
architectural heritage (including several churches, parishes, museums of sacred art and the Sammezzano Castle), and is just 25 km from Florence.
Reggello is located only 10 km from the villa and here you will find all necessary services: grocery stores, bakery, post office, bank, pharmacy, bars, restaurants, supermarket.
Moreover, in the centre of Reggello you can admire: Piazza Potente (with its late 16th century open galleries), the Town Hall (adorned with the coats of arms of the Podestas who succeeded each other over the years in ruling the village), and the 16th century church of San Jacopo (with its 17th century frescoes and paintings and an 18th century organ).
The "Extra-Virgin Olive Oil Festival" takes place in Reggello every year during the winter months of November and December. Several agricultural estates produce and sell directly the precious extra-virgin olive oil of Reggello, a Tuscan IGP, which is a qualification obtained thanks to a pressing carried out using both traditional and modern methods in the various olive presses of the territory.

Particular care has been devoted to the choice of furniture to create an elegant, but at the same time welcoming environment. All appliances have been replaced with similar ones of the latest generation. The villa has 5 bedrooms that can accommodate up to 10 people, while the dependance has one bedroom, ideal for 2 people. All double beds can be conveniently separated to form two single beds.
Main Building:
The building (240 sqm), spread over 3 floors, can accommodate up to 10 people and consists of 5 double bedrooms (with separable beds), 1 service bathroom on the ground floor and 5 ensuite bathrooms (4 with shower and 1 with shower and bathtub).
All rooms are equipped with Wi-Fi connection.
Ground floor: The building has 3 entrances, respectively from the main living room, the dining room and the kitchen with island. The latter is very comfortable and fully equipped with fridge, freezer, dishwasher, oven and microwave.
Beyond the kitchen is located the service bathroom on the right and beyond the spacious and bright living area complete with fireplace and access to the garden at the back of the villa.
The dining room is furnished with a table for 10 people and the sitting room with sofa, armchairs and fireplace.
The sitting room leads to the main living room with sofas, armchair, fireplace, 40" TV and a large arched panoramic window.
The veranda in front of the villa can be reached from both the living room and the sitting room, and boasts a natural light thanks to the large windows and glass doors leading to the outside of the house.
Second floor: The second floor, accessible by the stone stairs placed in front of the main entrance door, is dedicated to the sleeping area. Four of the rooms are located along the corridor illuminated by arched panoramic windows. Each room has a full bathroom with shower, while the master bedroom has a private bathroom with shower and bathtub. All rooms are furnished with a chest of drawers and a closet with the exception of one.
All rooms enjoy views of the surrounding wooded area and backyard garden and are air-conditioned.
Tower: A small flight of stairs leads to the suite on the top floor of the tower, which offers a particularly cozy bedroom with ensuite bathroom and air conditioning.

Beyond the kitchen there is a double bedroom (with divisible beds) and a bathroom with shower. The room is furnished with a chest of drawers, while the corridor outside offers two closets to store your personal belongings.
