Welcome to your tropical home away from home. Guests of this 4 bedroom luxurious house will benefit of a private salt water pool, tropical backyard, proximity to the beach and many points of interest. This elegant and modern, freshly renovated house is fully equipped with everything you will need during your stay; you will only have to bring your clothes and toothbrush, beach towel and groceries (all tools for cooking are at your disposition).
This house comfortably accommodates up to 18 people.

We are always available to assist you, and to answer your questions and/or concerns (24/7). One of our representatives will greet you at your arrival or we will send you instructions for self check-in. Instructions for check-in will be sent to you a day prior to arrival. MINIMUM AGE FOR A BOOKING GUEST IS 25 YEARS!
Please be advised that all guests will be asked to sign a short term rental agreement that governs the terms of the stay. By completing the reservation you agree to the following:
• You agree to be bound by our rental terms and conditions.
• You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
• You acknowledge that you may be required to undergo a background check if mandated by the property management company or the owner of the property, as stated in accordance with your rental agreement and condition of the booking.
• You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.
- Penalty for breaking the rules which a guest has agreed to, is 250$.
MINIMUM AGE FOR A BOOKING GUEST IS 25 YEARS OLD!
If a booking guest is younger than 25 y.o, a refundable security deposit of $700 will be required to pay through the site. It will be refunded upon check out if nothing is missing, broken or damaged at the property.
NO SMOKING IN THE HOUSE! No smoking, or vaping, e-cigarettes, cigars, pipes, hookahs, bongs, other smoking methods, or burning of anything inside including candles, incense or illegal substances. Please use the provided ashtrays OUTSIDE ONLY and dispose cigarette butts in the garbage, not in toilets. Smoking inside : 500$ penalty . You also may be responsible for any associated cleaning costs or lost revenues from future guests.
NO PETS or ANIMALS of any kind! Due to severe asthma and severe allergy of one of the owners who supervises and stays in the house between reservations, NO PETS, ANIMALS, ESA or SA's of any kinds are allowed. A guest who brings any pet, or ANIMAL, endangering a health of one of the owners, will be immediately expelled without reimbursement and might be responsible for medical expenses in such event .
- NO PARTIES AND NOISE ARE TOLERATED AT ALL TIMES.
NO NOISE: This area is a family oriented, respectful and quiet community. Please be respectful of the neighbors. Please avoid making excessive noise at all times, no noise at all after 10 pm and dispose of garbage in designated garbage bins in the back of the property. No parties are tolerated. If we receive a noise complaint, RESERVATION WILL BE CANCELLED IMMEDIATELY WITHOUT REFUND AND ALL GUESTS WILL BE REMOVED FROM PREMISES.
***NO ADDITIONAL VISITORS ALLOWED AT ANY TIME!!!*** All visitors who are not included in the reservation and who are visiting during a day or overnight will be charged an additional fee 100$ per unauthorized guest per day.
Guests do not have an access to 2 owners closets in the house and central AC is controlled remotely by the owners.
We have exterior cameras to insure safety of our guests. Please notice, if any tampering with any of the cameras will be noticed, guests will be immediately expelled without reimbursement.
The outside exterior premises of the house are under 24 hours video/audio surveillance cameras and a ring camera for your own safety. To respect your privacy, the outside cameras are only pointed towards the entrance of the house and lot, facing the driveway in front and on the sides of the house, back deck and back entrance from the alley ( doesn't have a view of the swimming pool). These security cameras focused on the entryways and designed to maintain privacy while enjoying our home.
Please note that you will have to provide a valid copy of your government photo ID with a current residential address within 48 hours after the booking. The reservation is not confirmed until we receive a copy of your ID. NOTE: This is in addition to the photo you sent to your booking site.
Please provide all the names of the guests in your group and their age right after you booked and paid.
Not providing this information BEFORE YOU ARRIVE will impede your ability to enter the property and could cause cancellation of your stay. If you are uncomfortable with providing this information, you may choose to cancel the reservation in accordance with the cancellation policy as stated in the reservation.
We will not provide a refund for guests who do not read and understand the instructions that are provided to them before they book.
Liability and Obligation to Follow the Rules:
By swimming in the vacation home pool, the guests recognize and fully understand certain things, including:
• At no time is there a lifeguard on duty, you (the renter) is responsible for the safe operation of the pool and is responsible for all persons using the pool during your stay.
• Your use of the pool facilities during your stay involves certain risks, including but not limited to:
1. The risk of injury resulting from possible malfunction of the pool equipment;
2. The risk of injuries resulting from tripping or falling over obstacles in the pool area;
3. The risk of injuries resulting from unsupervised divers and swimmers colliding;
4. The risk of other injuries resulting from participating in any action in the pool.
• You recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types of risks that you are assuming.
By agreeing below, you understand our property management company only responsible for reservations, house cleaning, and check out. By agreeing to the Terms & Conditions below, you waive, discharge and agree to hold harmless our company and the real property owner from all damages or injuries arising from or related to your stay at the managed property, including but not limited to, any accidents or injury to yourself, your guests and associates, and loss of money, jewelry or valuables of any kind. You are responsible for keeping your valuables safe at all times.
We will send check in instructions a day before a guest's arrival or one of our representatives will meet and greet a guest upon check in. CHECK-IN: 4:00 PM CHECK-OUT: 11:00 AM -Sharp TO AVOID ADDITIONAL CHARGE of $50 every 30 minutes. The option of Early Check-in and Late Check-out is possible depending on availability for a fee of $80 for two hours or more, only with prior approval. Rates may change depending on time of the season. Inquire with your host.
AT CHECK IN AND DURING YOUR STAY: ANY and ALL ISSUES, VISUAL DAMAGES, MATTERS MUST BE REPORTED ASAP VIA EMAIL at the time of check in (via channel you have booked the property), IN ORDER TO ADDRESS IT PROMPTLY AND ACCORDINGLY. ALL COMMUNICATIONS SHALL BE IN WRITING TO AVOID ANY MISUNDERSTANDINGS.

We don't control weather, wildlife or can cater to each individual's sensitivities. Thank you for your personal responsibility in your choice to travel to Florida.
With that being said, here mosquitoes are part of the nature & outdoors and you cannot have one without the other. Here are our suggestions for a safe and healthy outdoor experience, do your research on which mosquito repellent you prefer and pack a good supply to last the length of your stay.
As a reminder: we have insects in Florida ( mostly mosquitoes, ants, flies, roaches, palmetto bugs). You also will see occasionally frogs, geckos, even snakes in Florida around the vegetation everywhere.
The bugs are not associated with cleanliness issues and occasionally come from outside.
We do pest control and spray the interior and exterior regularly. As long as you keep all the doors shut, it will be more difficult for them to get in.
We are unable to offer any guarantee against or refunds for an occasional bug in the house.
We will not provide a refund for guests who do not read and understand the instructions that are provided to them before they book.
- Please do not use the provided bath towels as beach and pool towels. We only provide bath towels.
- Lost, stolen, damaged and/or destructed items provided in the unit or on premises will result in partial or full non-reimbursement of security deposit.
CHECK OUT: Please take trash out to the appropriate bin, turn off lights. Make sure property is left in adequate condition, in the event if the property left in inadequate condition, an additional cleaning fee will be deducted from damage deposit.
