About this space
Welcome to my family home which makes a great base to explore York and the surrounding area! Harrogate, Leeds and National Parks are within easy access via the A1237.
Finished with comfort in mind, there is plenty of space to relax in with two reception rooms and a large kitchen diner; we've got three double bedrooms and a total of three bathrooms. Features include a wood burning stove in the rear living room, a private garden with outdoor furniture, and off-street parking for up to two cars.
The space
Ground floor:
The entrance hallway leads to the kitchen diner straight ahead, and the two reception rooms on the right. The entrance hall table has a broad selection of Ordnance Survey maps and walking guides to borrow if you want to explore the Yorkshire Moors, Dales or coast.
Original wooden flooring covers the front and rear living areas which are separated by folding doors. The front living room has two large sofas and is a great place to rest and catch up with friends and family. The rear living room looks out on to the garden and has a corner sofa, wood burning stove, a mini library, plenty of board games, Sonos wireless speaker, and Smart TV (TV applications available for guest to use their own accounts). The garden can be accessed from this room; it's a light and bright space to be enjoyed!
Our kitchen has plenty of worktop space for keen home cooks, and is fantastically equipped with for self catering. There's a well stocked pantry with herbs and spices you are welcome to use. Appliances include use of a double door fridge freezer with a drawer style freezer, washer-dryer, dishwasher, a triple oven, stove, microwave, kettle and toaster. Extra bonus appliances include a Nespresso machine (guests to bring own capsules), slow cooker and toasted sandwich maker. In the centre of the kitchen is a dining table, benches and chairs.
Leading off from the kitchen is a downstairs wet room where there's a shower, toilet and hand basin, and a second door to access to the rear garden.
First floor:
Two double bedrooms, both with hanging space and chest of drawers. The front bedroom has a small double bed, and the rear bedroom has a king size bed and table and chair which can also be used as another workspace. The house bathroom contains a bath with rainfall shower above, and hand wash basin. The WC is next door. To the front of the house is cosy office which contains a large desk, ergonomic chair and additional sofa.
Second floor:
Master bedroom with ensuite shower room. In here is a king size bed, with bedside tables, reading lamps, double wardrobe, and vanity unit.
The en-suite shower room contains a shower, toilet and hand wash basin. Views to York Minster from this room.
If you are are travelling with children or if you wish to make use of the sofa beds you are welcome to use them at at additional charge (two downstairs, one in the office) . Please let my property management team know in advance because there will be an extra charge of £20 per sofa bed to cover bed linen and towels which we would need to arrange in advance of your arrival.
Exterior:
Parking on the driveway for one car and parking on the street for a second car.
The rear garden is enclosed and for your own private use. There's some outdoor furniture on the patio, and a lawned area.
Welcome pack:
There will be some complimentary tea/coffee waiting for you which we are sure will be useful for those arriving after a long journey!
Fresh white bedding and towels are provided (hand towel and bath towel per person), as well as miniature travel sized bottles of shampoo, shower gel and soap. Other items included are a washing-up pack, toilet roll and kitchen roll, which will last a couple of days. If you wish to purchase more for your stay there is an Aldi supermarket 0.6 miles away (10 minutes walk or 2 minutes drive.)
Location:
It’s a 25 minute flat walk into the centre of York. There are Tier electric scooters and bikes available at the end of the street to get into town even faster.
Guest access
Guests will have access to the entire house and garden.
Other things to note
CHECK IN
Check-in time is after 4pm and check-out time is before 10am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time as this will cause disruption to my cleaner’s schedule.
KEYS
The keys are kept within a key safe and the code will be provided 24 hours before check in. Please note that you will be charged £100 for lost keys, so please be careful with them.
TRAVEL COT/ ADDITIONAL BEDDING
A travel cot and mattress are available to borrow upon request, subject to availability, and at an additional cost of £20. Please ensure you message before hand so that I can arrange for the installation. Guests will need to bring their own cot bedding, including a bottom sheet. (I am afraid highchair requests cannot be met).
I have three sofa beds which are suitable for children only. If you wish to make use of the sofa beds my property management team can arrange for bedding and towels at an extra cost of £20 per sofa bed. Please let my team know how many sets of bedding are required and whether you would like the beds setting up in advance.
